1. Who we are
These terms govern your use of the resident portal operated by Greenco Block Management Ltd(“Greenco”, “we”, “us”), a company registered in England and Wales (Company No. 14279102), with registered office at 19 Leicester Road, Salford, England, M7 4AS.
2. What the portal is
The resident portal is an information and communication tool that allows leaseholders and residents at properties managed by Greenco to view service charge information, submit maintenance requests, download documents, and communicate with our team.
The portal is a convenience tool. It does not replace or supersede your lease, any formal legal notices served under the Landlord and Tenant Act 1985, or any other legal obligations between you and Greenco or your freeholder.
3. Your account
- You are responsible for keeping your login credentials secure.
- You must not share your account with any other person.
- You must notify us immediately at info@greenco.co.uk if you believe your account has been accessed without your permission.
- Your account is personal to you. It will be deactivated when you no longer have a property interest in a building we manage.
4. Acceptable use
You agree not to:
- Use the portal for any unlawful purpose or in any way that could damage, disable, or impair it
- Attempt to gain unauthorised access to any part of the portal or its underlying systems
- Submit content that is abusive, threatening, defamatory, or otherwise harmful
- Use automated tools to scrape, copy, or extract data from the portal
5. Payments
Where online service charge payments are available, they are processed by Stripe, a regulated payment provider. Greenco does not store your card details. By making a payment through the portal you also agree to Stripe’s terms of service.
Online payment of a service charge demand does not waive any dispute you may have. If you dispute a charge, please contact us at accounts@greenco.co.uk in addition to making any required payment.
6. Availability
We aim to keep the portal available at all times but do not guarantee uninterrupted access. We may carry out maintenance, apply updates, or take the portal offline for operational reasons. We will endeavour to provide advance notice of planned downtime where possible.
7. Limitation of liability
To the maximum extent permitted by law, Greenco is not liable for any indirect, consequential, or special losses arising from your use of, or inability to access, the portal.
Nothing in these terms limits our liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be excluded under the Consumer Rights Act 2015 or applicable law.
8. Suspension and termination
We may suspend or terminate your access to the portal without notice if we reasonably believe you have breached these terms, your account has been compromised, or you no longer have a relevant property interest. We will notify you by email where possible.
9. Governing law
These terms are governed by the law of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
10. Changes to these terms
We may update these terms from time to time. We will notify portal users by email of material changes at least 14 days before they take effect. Continued use of the portal after that date constitutes acceptance of the updated terms.
